For The Social Hub I managed the development of several hotels first senior Development Manager and since 2022 as Director of the Italian Region of the Real Estate Development Unit. The Social Hub has invested in Italy a total of 450 Millions and I coordinate and lead the development of the main construction sites in Florence, Rome and Turin.

As Development Manager I have been in charge of the aquisition, design and construction of the TSH Bologna and TSH Belfiore interventions. My main responsabilities were:

• Review work progress, prepare internal and external reports and sign-offs with a focus on optimization in terms of design, quality, planning and budget
• Contracting and following with lawyers and consultant all the lease and agreements
• Negotiated purchase contracts to acquire approved sites.
• Prospected and qualified new leads for sales presentations.
• Meet all goals set in the business case for all portfolio assets being responsible to realize the project according to plan
• Preparing the tender strategy together with the local consultants
• Select, negotiate and form contract partners including architects, technical advisers and construction partners
• Coordinate and align the requirements, goals and needs of the TSH operational team, TSH interior design team and LivingLab (CSR & innovation) in the project
• Manage the construction process accordingly with the strategy defined and milestones.
• Monitored resource allocation, budget development and personnel recruitment for multiple projects.
• Monitored product pricing and legal requirements.
• Supervised team duties related to decision support and business intelligence for business users.

I have been working as Project Leader, coordinating small teams of (3-5 people) to manage, supervise and guide developments of several buildings in Germany and China. Main tasks:

• Attended team meetings to resolve technical and project issues and review project schedules
• Identified and resolved construction issues promptly to prevent delays.
• Created project schedules and worked with contractors to assure work is completed properly and on time.
• Displayed strong communication and interpersonal skills while visiting clients, jobsites and consultant offices to support project and business development needs.
• Visited project sites during construction to monitor progress and consult with contractors and on-site engineers.
• Acted as contact for client's communication with field personnel.
• Estimated materials costs and sourcing requirements for project feasibility.

I have been employed as researcher and professor at the University of Bologna, working as specialist in the ESG sector. I was leading the sustainability class for civil engineers and carrying out academic research in the ESG field. As sustainability professor i have given regular classes, participated in numerous conferences and scientific events, published numerous articles and books (please request additional scientific track record if interested). I have:

• Contributed to and actively participated in research conception, design and execution to address defined problems.
• Encouraged class discussions by building discussions into lessons, actively soliciting input, asking open-ended questions and using techniques to track student participation.
• Advised student groups, assisting learners in educational programs both on and off campus.
• Monitored the progression of the project and coordinate communication among all partners

In my role at the University of Bologna, I have also been responsible of several European funded projects in the framework of Horizon 2020. The financed projects consisted of large consortium of 10+partners at European levels, with focus on energy efficiency and renovation of existing buildings throughout the Member States. The objective of the research has been to implement prototypes and technical solution for the industrial production. As main scientific responsible for these projects I have also been reporting directly to EU Commission the results and achievement of the research and experiments carried out in all active construction sites throughout Europe.
